EXTENSIVE WARRANTY

New construction homes built in Minnesota are covered by Statutory Warranty Minnesota 327A and
a 1-2-10 warranty. A little about the warranty ...

When does the warranty take effect?

The Builder Warranty commences on the day of closing (when Buyer takes ownership of property).

 

What does the 1-2-10 Warranty cover? 

(a) during the one-year period from and after the warranty date the dwelling shall be free from defects caused by faulty workmanship and defective materials due to noncompliance with building standards.

(b) during the two-year period from and after the warranty date, the dwelling shall be free from defects caused by faulty installation of plumbing, electrical, heating, and cooling systems due to noncompliance with building standards; and

(c) during the ten-year period from and after the warranty date, the dwelling shall be free from major construction defects due to noncompliance with building standards.

What is NOT covered under a 1-2-10 Warranty? 

Typically, items that are not covered are components of the home that are covered under a manufacturer’s warranty such as household appliances.

In addition, settling and other small cracks that form in drywall or cement would not be covered (however, Cara Builders LLC covers sheetrock screw pops in our one-year period warranty).

 

This multi-part warranty program includes the following components:

 

  • The one-year warranty is a builder surety and backs the Builder’s warranty on workmanship and materials. Covered components of a home that do not meet established Performance Standards during the first year will be repaired and/or replaced.

  • The two-year warranty is a builder surety and backs the Builder’s warranty on defects in the wiring, piping and ductwork in the electrical, plumbing, heating, cooling, ventilating and mechanical systems.  Covered components of a home that do not meet established Performance Standards during the first year will be repaired and/or replaced.

  • The 10-year structural warranty is a direct warranty that begins on the day of closing and lasts for 10 years. It covers major structural defects.
