The Jay Dacey Mortgage Team has several construction loan programs available.

 

Permanent Financing – If you are purchasing a Cara Builders home that is already under construction, this is the simplest process for financing.  We offer traditional fixed and adjustable-rate mortgage options including conventional, jumbo and government loans.  We have both short-and long-term interest rate lock options to coordinate with your closing date. 

 

One Time Close – If you are breaking ground with Cara Builders on a home you have custom designed from the ground up, we offer a one-time close construction loan to help you meet your financing needs.  Once the plan is designed and the bid is set, you would then close on your one-time close mortgage.   We will provide Cara Builders with an initial draw at closing to get started on your build and subsequent draws as milestones are met.  You will make interest only payments on the balance of funds drawn during the construction process and the loan will convert to a 30-year fixed rate mortgage at completion. 

 

Bridge Loan/Cash Offer – If you need to access your current home’s equity and/or need to sell your current home to qualify, we have a solution for you.  We have partnered with a company that will write you a cash offer for 80% of the estimated market price and provide you with a bridge loan if you have more than 20% equity to get started on your new build.  You are allowed to continue actively marketing the home for sale at your full list price.  In the event you get a higher accepted offer within 6 months, they will cancel the purchase agreement.  This allows you to tap into your existing home equity as well as eliminate the need to qualify for both mortgages and still market your home to get top dollar.
